Have also installed Substance Designer for the sbsrender.exe file – still no luck!
Any thoughts on what can be going on?

For first please check if path to sbsrender.exe is valid.
2nd – try to open this material library using the 3ds Max Material/Mat browser.
If 1st and 2nd options is right than generate the bug report and attach this mat library and used SBSAR files.

Thanks for the reply. The sbsrender.exe file is correct, but opening in Max Material Browser we are experiencing the same lag issue. Seems to be the size of the Substance Materials :( . Any thoughts on how to speed up the load times?

For stable work i recommend install the Substance Designer. This allows to use the sbsrender.exe for generating preview faster.
